@Benjamin Sulka supply/demand of your local market will drive what you and cannot ask your applicants to do, but I always advise DIY owners to ensure they’re screening applicants before meeting anyone.

Word travels fast in this business, good or bad.Also, once I find a decent contractor, I always ask who they work with for things outside their scope—subs, inspectors, supply guys, etc.

They are massive frauds and liars.

I am just going over the numbers for my June Update and we have probably seen the biggest single months shift in a decade.

There are massive amounts of capital out there seeking yield.

Okay, pencil it out over 30 years.

It’s been over two weeks now since my last email to the attorney.

Here is how I came to my tentative conclusion:My wife and I owned a condo and ended up renting it out for just over 7 years.  

Retailers like supply stores won't refer you to vendors because they don't want to alienate their customers.
