It definitely was a learning experience and I asked him like hey is there anything I could've done better sent my survey and just didn't hear anything back I think that's more frustrating than anything because I can't adjust or fix my processes or anything if you don't tell me what I could do better.

As long as zoning allows it, and there's no current mortgage from your brother, yes usually it's pretty simple to just survey off a lot (assuming both lots pass zoning muster) and then buy the house separate.

Closing up a garage without a permit is a risk because the FFE but with a permit you can enclose it as long as the surveys allows it. 

How can I find out if the building is actually included without the use of a survey or deed?

I am not referring to a couple hundred a unit but a multiplication factor of that.Two recent national surveys both indicated it was initially cheaper to rent than to own in virtually every large city market in the US.I think it is a poor time for most people to buy.  

I prescreen ALL of them on a google form survey before they get a viewing.
