It depends on your level of expertise and whether it is nearby or far, but generally I find this question unbelievable.

maybe buy a property but development, entitlement, rezoning, ground up construction is unbelievable in miami.

What you ask is an unbelievably general question and not likely to be fruitful as so many people have interests in different asset classes, etc. 

About 3 years ago we had an unbelievably juicy deal that a banking institution needed to get rid of brought to us by a broker who had spent a full year following up, selling, negotiating, contacting, etc until he had a deal.  

Unbelievable. 

He has helped some of my customers here at the bank especially my Doctors, Dentist buying some unbelievable Vacation rentals and investment properties. 

The amount of information he and his team provide is unbelievable.

I have not seen any statistic on what percentage of the tenants that did not pay during this eviction moratorium ended up paying the back rent but believe it is a very small percentage (unbeliever <5%).  

These kinds of scams remind of that - it's unbelievable.

The people I've known who have been successful in this business- successfully in their own terms of it, meaning owning a rental or two up to unbelievable wealth in real estate, all, all, all had a tight REIGN On their business (Notice I said business, and not investment- because to buy this business costs money, the money is invested in that you might be able to get that money back unless you lose the business to the bank or it is destroyed by your customers).
