Be thrifty:Buy clothes on sale, look for second hand furniture, estate sales, cook at home and meal prep, rent books/movies from library- makes sure to check if it is a need vs wantContractor Bids: shop around, get at least three and make sure the scopes are the same.

I know that if in my 20s I could have just moved myself instead of myself and all my junky furniture, I would have happily swept up a medium-term rental in Denver.As to the cost of furnishing it...

At that point why include bedding, utensils or furniture? 

@Bruce Woodruff had a dog house, I had a cat house...27 cats, the owner walked away to another house up the street, leaving dishes on the kitchen table and all furniture.

The flooring looks like a nice color to me.Although I like the house the way it is in the picture.I would struggle with changing any part of it because everything matches so nice.I might try to rent it out with as is and see what it would go for ( just a test) with the wallpaper and the furniture in it, and the pics on the walls.It might appeal to a smaller amount of renters, but it's like going to a Grandma's house--color wise.If I were redoing the bathrooms, I would do them in white fixtures, walk in showers, elongated toilets, and new vanity tops with a molded in backs plashes to match kitchen counters with a white Porcelain on steel or Porcelain cast construction basin, with a Single faucet with washer less controls and a pop up drain (and try to save the tile surround and match needed new tiles to them.

They look behind the furniture and the bed (checking for outlets without covers).I heard from another landlord a couple years back that the City of Garland made him spend thousands tearing up and replacing a concrete patio because there was a crack and it was a trip hazard.

Picking up MCM furniture at estate sales and flipping on FB Marketplace.  

I know this means investing in furniture and listing price, but i feel your location should get rented fairly quickly.Just some of my suggestions, Good luck for the open house!!
