Account Closed it depends where the city has run the sewer line, if it runs down that street then it may be expensive but doable, if the sewer isn't even in your neighborhood it may not be possible at all or it could cost tens of thousands of dollars. 

Finding cash flowing duplexes/multifamily units in the Phoenix market can be difficult, however it's doable.

Fresno & Sacramento average houses are $300-400k so with 1 wage earner in a house hold of $150k that would be very doable plus the life style would be quite good.

However finding a value add property with the opportunity to yield 12%coc is absolutely doable.

I'm not sure running new electrical, re-routing all the heating ducts and adding a second furnace is real doable financially.
