Once you have all the players on your team, you can start investing knowing that if you were to walk away, you have legal support, property managers, funds, and everything else with a system in place to support your absence.

I suggest you visit any area you are considering investing in and meet with the turnkey or other team players you are considering working with.  

The "big deals" right now are selling at a premium and all of the players seem to be fairly sophisticated these days.

Big players are hoarding cash based on the current place in the cycle. 

The only benefit to brokerage is growing big enough to get gobbled up by a bigger player who will pay 3-5 times earnings for the brokerage. 

Once I was the top player people will WANT to team up with me.

Just like anything else in REI there are good players in the turnkey market and bad ones.

Also know that you aren’t a player on the team, you are the GM.

If it’s not selling - cut that price.Hook up with a REIA and see if any players in there can package your property with others to some foreign investors maybe?
