It's great that you are getting ready to take the first step to house/room hacking.

I am looking to purchase my first rental property.

I have been listening to the podcasts for a while, this is my first post. 

If it is a market rate class A, B or even C properties, I would say that it (basic maintenance) is something the tenant should handle considering that for these properties the tenants likely have additional resources to handle small maintenance issues. 

If the property appraises for less, of course you should back out or seek a reduced price but you're not getting a better deal, all that means is you went under contract with bad terms in the first place. 

So first thing, when ever I have someone displaced coming using FEMA money to pay, I'll be doing a full background into where they were living before and contacting their previous landlords.

@Austin Tess make sure you know what sort of notice period is required for your area/state first for MTM units.

Especially as your first property.
