@Antoine Justiz I don't follow the 70% rule and I flip properties successfully.However, you need to look at your numbers in a lot more detail than saying you would make $100,000 if you spent $480,000 including reno and sold it for $580,000.Your agent commissions alone would be $35,000, unless you can find someone to take a lower commission who is still competent.

Definitely check with your lender you plan on refinancing through about time and price seasoning requirements.If you get in there, improve the property and go 1 day over the expiration date of the hard money payoff, you will lose it @Isaac Antoine!
