I do not expect property to appreciate as much as it has in the past where I invest because the price of housing has exceeded the affordability level for most families, even with both adults working. 

I’ve noticed that you get better/more responses when using female names 

So, If you got a good property (great shape, no major issues) and better than average tenants (mature adults, no kids,pets or addictions and pays on time) you might be able to make it worth.

I just think the zero response is a very rare- very unheard of response to what I did... and I think I'm dealing with a an immature adult who doesn't know how to communicate.

How to talk to adults, answer the phone, tedious and mundane work.

This makes it harder for these women to break away from this cycle of poverty and adds additional wear and tear on your house (also makes  it difficult for you to terminate leases based on Fair Housing rules).In our case it wasn't mom and dad who produced children like they were PEZ dispensers but their adult daughters who, when tired of dealing with them dropped them off at mom and dads (and my house) to raise.  

Minor or adult? 

Seminole for Example has a lot of great traffic and tons of spots to eat, drink, socialize for adults and kids.I know Cape Coral is picking up in terms of STR's with the complettion of the 7 Mile Island and more construction lately.
