From there you can use the BP calculators to see how the deal stacks up for either a flip or a rental property by entering the requisite information into the text fields on the calculator.The main point of this exercise is to be able to tell (generally) how good or bad a deal is by the area of the city and the size and price of the home so you don't have to whip out the calculator on every single property before knowing if it's even worth your time to analyze the property.
