Finally, my adult son works for the contractor.

I thought I had found a property today, that needs $85,000+ of work, but I talked to zoning and the town defines homes with more than 2 unrelated adults as boarding houses and it would require notice to neighbors and a zoning hearing for change of use.

:@Donnie WhiteAs Chris mentioned, half the agents out there are PTA moms basically just pretending they have an actual job or are building an actual client base so they have some mad money and can lie to themselves that their husband, who brings home the W2 bacon, isn't the sole provider of their family.now Jim I love you and your point of view 99% of the time.. this one though is insulting to my wife.. who sells 10 to 15 million  a year in closed transactions and has done that for 25 years.. not that volume way back when because prices were not what they are today.this is a stereo type I know many female agents that knock down 500k to 1 mil a year.. 

I found this odd, so I decided to call Cobb County and they advised that a basement can only be rented by one adult with some kind of square footage per person limitation, and I could not wall off the basement door.

This sounds like a good plan - sticking to the duplex or SFH for students is good too since most DSCR Lenders generally stay away from "student housing" but if you are looking to purchase a rental property that can easily be utilized to rent to any tenant (adult, family etc) including students, you should be OK

My thoughts are if looking to rent on a bedroom basis, it is most likely going to be to single adults, whom I would like opt to live as close to downtown St.

Besides having every adult fill out and pass my SmartMove application and being added to a lease, are there any other considerations or negatives/positIves to think about?
