The level of financial sophistication it take to optimize both leverage and cash is a bridge to far for most on this site, so while I agree with your position that cash is better than debt, I think you are in the minority of investors who frequent this site when it comes to having that capital structure.

Realistic expectations is what get's you far, not optimism. 

I only ask because you didn't mention Vrbo.My properties are vacation rentals and Vrbo does way way better than Airbnb.Do you have employees or do you optimize with software to run by yourself?

This is the low end of a hands off ADU other than converting existing living space.The more sophisticated value add people are still leveraging non-optimized zoning.

The mixture of optimism and "free" money will bump the economy back and we'll be looking strong going into the fall.

What I'm doing now is optimizing operations in as many ways as possible, keeping tenants happy in as many ways as possible, and doing the same for management.
