There will always be some risk but much less if you buy right (good value, found equity, or forced equity RE deal) and seal your down side through a fixed loan for instance which gives you a pre determined payment and establishes your min overhead so that you can plan your cash flow and reserves accordingly.The advice of not using your primary is far end conservative wing advice which is great for newer investors or for the people with no experience, because the likelihood is that they have a high degree of being susceptible to losses.

A better option would be to do it as an Option Contract, which would mean you have the option to purchase at a predetermined price anytime within the option period.
