There's some zoning issues I have with the property that I'm waiting to hear back form the Planning division in Norfolk but otherwise I like the deal, and to me the property has potential.My HML will give a long term refinance after the rehab loan is complete...problem is I have to pay points again and 3rd party fees again!

I've had several long term renters that had very hard / unique circumstances that forced their eviction.

Without specific language to that effect, LOIs are binding in some states.Every deal is unique, so sharing a "form" contract is never a good idea and you don't want to pay legal fees to have a deal specific contract drafted before your offer is even accepted and business terms are agreed upon.

You may be able to make it work either way, and each choice has it's own unique challenges.

It was easily fixable.Pittsburgh is a little different with out toilets in the basements and french fries on our salads, but nothing unique about PA from a tax standpoint that I am aware of....
