That's not to say that they won't be replaced by East Coasters and Gen-Z. 

Jay has mentioned many times these same homes can be sold over and over again to the West Coasters.

This is why the Fed is stepping on US neck more and more trying to choke things out, because they would rather get a roller-coaster effect from recession, boom cycle vs stagflation. 

There are certainly people who find success in those prices points but it's roller coaster of a ride.

It's an emotional roller coaster for sure. 

With real estate cycles in most other states you might see a smaller upside and decline in values.In places like CA and NY you can see wild swings in values based on the cycles almost like a roller coaster.
