Frequently there is still a loss of capital when forclosing on a property, based on the auctioneer costs, advertising, public notices, the long time frame, legal costs, legal delays, bankruptcy delays, accrued insurance, accrued taxes, possible vandalism, condemned properties and declining prices.

I do not have a direct answer for you,but have you noticed that there are a lotcorporate buyers out there.Also they are buying everything that is available and hiring people to attend the auctions (that,s they,re only job )and taking any profit out of the deal.I think the small investor days are over.The corporategiants want to own where you live too......................

Apparently all bidders must arrive only 5 minutes ahead of time, must stand in front of the one property they are bidding on, and after the auction-30 minutes later, the Sheriif gave them the keys?
