It seems common on vacation rentals, but if you have a place in the mountains or on the ocean, land value is probably as much as the structure.

Vegas is in a bowl and surrounded by federal lands  even if the fed opened up this land to development once U get to the part of the mountain that has a 15% or greater slope development becomes hard to impossible.

Their prices aren't much lower than other mountain or ski areas but their revenues don't match. 

I think some are with idea that there just sitting on a mountain of $$$$ and happy to do these things....

If you always wanted a cabin in the mountains or a coastal cottage, or a house in the FL Keys...the next few years are a good time to make it happen.- Decisiveness.

Yes I'm in a small Colorado mountain town. 

Looking for my next.....Also don't have to provide a mountain of data to a bank to get a loan.  

So thank you all for responding to this thread as I am new to BP and new to STR and getting back into real estate investing after 20 years of having no money lol.Update seemed appropriate - looking in the Shannondoah region of VA as I am a VA resident and love to vacation in mountain STRs. 

I haven't checked it out and have been looking out near Shenandoa valley area for the mountain market.
