My intention is not to rip someone off, I don’t know how to navigate this situation and am looking for help there.I’m looking for clarification and justification on an itemized invoice for the nearly double expense that the biohazard company is quoting me after the work was completed for a small room and a moderately small stain.

i would say i have a healthy portfolio and a moderate amount of experience.i can't advise you or tell you what to do, but i can answer questions about my own experience.i would just post specific questions here in the forums. 

From what I’ve seen, tenant quality really depends on how selective you are with screening — there are plenty of reliable renters, but you want to be thorough on background checks and income verification.Turnover has been moderate; some investors see solid 2–3 year stays, while others deal with quicker turnarounds if they don’t stay on top of property management.

CA, OR, WA , NY moderate places like AZ, TX, IL, FL, GA, TN and inexpensive places like AL, MS, KY.

Or 20 moderately leveraged SFR's.

Despite the recent increase in vacancy there's still been a moderate 4.4% YoY rent growth.

I've seen Moderators delete people's posts or comments.
