It's not the lender's timeframe it's the busy-ness of the appraisers.

i forgot that i also was the maint sup for a 286 unit complex prior to the 165, but it was sold and i wasn't kept because they had told me that they were hiring me to prep it for resale and my service would not be ness after.

@Sean Snider look for cracks in the foundation, ground level ness to the house can signal shifting, bowing of basement walls, buckling siding. 

In Oregon, Stevens Ness has trust deed and quitclaim forms for real estate that are widely used.  

I think the boring-ness/stability of the rental market there make it great for cash flow.
