Hey Vic I am from CT and I had same issue with one of my tenants some time ago , he want's to save money any way possible so he was keeping his temps really low , I explain on few occasions to him that pipes are going to freeze and all that but he wouldn't listen , so I approach that problem from different angle , since I never had a problem with that tenant before and he was a good guy , always paid on time etc. , I didn't want it to loose that tenant so simply i helped him to get " energy assistance" this is a program to help people out if they can't afford heating bills , I don't know if it is in your state so you my want to check this out.

Are you celebrating any special occasions?

I looked into this at more than one occasion, because Milwaukee has such an old housing stock, everything is 60-120 years old.Most of the new apartments we see are 4 and 5 star developments with very high rents, this allows to offset the high cost of construction a little better.

This is a lesson I have learned on a few occasions. 

Cost $5,000I sent out 500 post cards on several occasions that I designed and bought two houses.

I've also seen DSCR mentioned on more than one occasion in the forums.

We have collected this on many occasions.

We have a big place so it is families and groups.I do ask guests before booking if they are celebrating any special occasions and I will add some extra things to the welcome box that fits if I can.

I've seen lenders miss this and blow up loans on several occasions, and Im getting a little of that vibe here.
