I'd still recommend screening a couple, ask them how their processes will be, what they will do, how they screen, what their standards are & provide them with qualifications for renting out your home.

I'm  in markets like Georgia, Cleveland, OH and Indianapolis, trying to be in more favorable markets, sometimes I seem to get closer to a deal but never a closing deal.

You'll need more than liability coverage.  

If this is your first project you will most likely pay a premium on any fees, and more than likely this will be the case until you've worked with the same lender for a couple of deals. 

You can usually get an free appraisal from a local real estate agent.

Usually in order to follow Fair Housing & Equal Opportunity Laws it is best to screen first come first serve that way you are compliant & not picking any one applicant over the other because they had a "more qualified" application & background. 

I would recommend investing closer to you rather than far away if possible, but of course that is not always the best choice.

This coverage is typically optional and usually capped at $10,000 or $15,000 so you should double check that if you haven't already.
