Right now you have to be a "sophisticated investor" in order to take advantage of these opportunities but it appears the the JOBS act will loosen these restrictions..if the SEC gets off their butt.

The one thing no property manager I've used does that I wish they would is take the time to walk the property like the owner would every once in a while -- find the maintenance items the tenant never complains about like the back door frame needs painting before it rots or vinyl floor starting to curl by the cabinet and could use some caulk before it's ruined or fence pickets loosening.

After listening to today's talking heads, I wonder if waiting till after Jan 20 wouldn't be the better time-they're suggesting that Obama will take immediate steps to loosen the money given the banks etc for loaning.

I mentioned the banks always lose when they enter fixed contracts, so they want to balance their exposure immediately.FNMA & FHLMC were sponsored by the government to securitize mortgages and sell them on a secondary market - the purpose being to loosen/increase the cash flows available to banks for lending.
