I personally enjoy hosting guests for short and midterm stays more than being a passive investor acquiring rentals with long term tenants.

As much as I enjoy BiggerPockets and the forums, this is really a conversation you should be having with your agent.

The focus on scaling at the moment is solely being driven by the desire to leave the industry that I'm currently in within the next 3-5 years and wanting to have the groundwork done so that my focus after this can be something that I actually enjoy again that isn't as mentally taxing.

It's pure BS that you're going to pay $15k and someone's going to bring you a $50k profit.

That said, unless the criterion relates to health, safety, and welfare of the tenants, or the use and enjoyment of the premises, I would not use the requirement.
