My group and I work with buyers in Florida and every deal is different for coverage costs.Many factors are considered such as location & proximity to coastline, construction type and materials, roof type, age / condition, home age and condition, home value and rebuilding cost. 

Hey Trace, great questions—and after doing this for 20 years, owning close to 40 properties (a mix of long-term and short-term), and buying my first 10 homes pretty much the same way you’re thinking, I can say your strategy is solid.

A lot of midwest markets have cheaper homes.
