We are working on an App that is going to just kill it for inner city infill and how to find deals.Once your realize this is a lifestyle  things come into clarity and its just as easy to do a deal that makes you hundred thousand as it does hundreds of thousands  just like my Gal in CA  I am so dog gone proud of her.. and in a small way take some credit in helping her launch.

LLC loans with ideal terms are slim to none.

One point of clarity on your statement about the Opportunity Zone incentive being a tax deferral and not tax free:   It's actually both. 

With the market being more competitive now, margins technically SHOULD slim a bit for those looking to flip. 

But for my cash budget of 400k, (w/o getting hard money...) it’s slim pickings.

When I see houses in C areas in need of rehab being advertised as 150 a square foot by wholesalers as well as on the MLS, it makes me realize it will likely be slim pickings for a while.
