What I'm really hoping is that despite everything we're talking about here, more and more people pile into the segment at the height of the next economic cycle and I'll be able to eventually sell my portfolio online to some numbers-obsessed out-of-state child of the mind with money burning a hole in his pocket who only hears what he wants to hear.

He says this a lot when he looks at his child support payments and realizes he's never going to be able to save and get some money together for a down payment on anything other than a pop-up camper by the river.Does it take three kids to figure out how to put a cap on it?

There was nothing scalable about what I had done (got married and had a child while the small multifamily market got more and more expensive) from 2009-2013 so I moved on to other areas of investing.

People usually paying rent are more concerned with saving money in the short run then which I would think make them less concerned with schools, but no parent wants to send their child to a school with a bad reputation.

Fannie now allows for a Parent to purchase a property for their child and it is considered and priced as a Owner Occupied loan.

.- Adult children - we've had a few sellers sell to us because their 30+ year old kids won't move out of the house and they want a quick sale, then they'll downsize and force their adult child to find their own way.- Sellers who need money upfront to sell - we've given $50k mortgages to sellers between the time of purchase and closing so that they could use that money to put as a deposit on their next home (since deposits are usually held by realtors or lawyers in trust for closing and the seller otherwise doesn't have a deposit for the next house).
