BRRRR was sweat equity via rehab. 

No work needed except paint, and new carpets(fingers crossed) Rent is 750-785.This way i dont have to sweat the small stuff-if it needs new kitchen floor or toilet i can afford it.Count me in !

A house hack is all about sweat equity.

Also, depending on how much work you'd like to put into a property, a 203k loan might make sense to add sweat equity and have it financed.

I knew going forward that I was going to need to offset the rehab cost with sweat equity.

I'll have it turned around and rented quickly so am not sweating it.

For me, what I see is a matter of time, and since I don't know exactly when that time runs out, I prefer to stick to places where I don't have to sweat the shot-clock.
