I'd bet a chicken dinner that the use instructions start out with "remove gross contamination".. step two will be something along the lines of "thoroughly wet the area to be treated & keep wet for xx period of time"..

You need to know if your site is heavily contaminated for EPA and also what the exit strategy would be for selling off the land for possible redevelopment.

Hi Alan,My colleague Matt Coates who specializes in Convenience Stores has an answer to your question:Pros – advantage of utilizing accelerated depreciation (consult with your accountant before making an investment decision based on this); e-commerce proof (no one is going to get gas delivered to their front door; even if they did, they would pay a substantially premium for it, not to mention the purchased gas would likely be coming from the gas station anyway); recession proof; generally well-located assetsCons – potential environmental issues (some tenants are, per the lease in place with the Landlord, responsible for any potential environmental issues that may arise; e.g. 7-Eleven); highly competitive market; usually pay above market rents due to potential of ground contamination down the line (therefore, if the tenant vacates the site, you would likely be faced with a situation where you could not replace the rent)Also, Matt Coates said he would be happy to speak with you over the phone about any questions you have about investing in convenience stores and gas stations, so feel free to reach out to me and I can give you his contact information.

@Jessie Nunley  Flooding of this nature is contaminated water,, it has more potential for health hazards and of course who know what's involved or how bad each situation is but the clean up efforts are going to be huge and each has it's own measure of how to deal with individual cases, broad spectrum is this is going to be worse than Katrina for housing losses

If you have the vision on how to significantly increase the value of your investment then the ratio's wont matter as much.Besides, if you bought a property at a 12x multiple and extensive repairs and replacements are immediately needed i.e. roof, brick ties are done, pyrite, contaminated soil, underpinning, cracked sewer main etc. this could take your ratio of 12x to easily above 16x depending on what needs to be done.Also, right now in Montreal there are properties selling at 12-14x ratios.

For the potential for "future contamination" you'd include a clause in the lease that addresses it and puts the liability & future remediation to restore the site on the Tenant.

The bank also said they know it's there and will not address it. my offer would reflect the cost of having to rip up the driveway and have the tank removed and possibly the cost of having contaminated soil removed.
