Recently i got “trapped” with a situation that is out of ordinary.I have a tenant that has been renting my property for almost 18 months, and we have signed a diplomatic clause, which allows him, in case of relocation, cancel the contract without penalty, as long as he gives me 60 days notice.He came in the beginning of march and told me he would be relocated.

NOTE:  The SST doesnt apply to legal duplexes so if that becomes a concern at a higher price point I would recommend seeking out a duplex with a non-conforming basement or attic unit to maximize your returns.Another alternative that several of my clients with a similar budget and goals have does is to seek out a SFR with in law living setup.

With the passage of the CARES package allowing IRA withdrawals without the 10% penalty and being able to report the distribution evenly over 3 years, I have been considering taking $20k out of my IRA to pay off a loan that is keeping my DTI above 45% and preventing me from qualifying for an FHA loan with a loan amount enough to purchase in Socal.
