I definitely was a little concerned with the school districts, mostly because it will be my first deal so I thought it would give me a higher grade tenant and more rental demand, but I am the new guy in the business so maybe I'm making mountains out of molehills.

At my age I dont want debt.. so does not have to be a monster number 3 million in paid for assets  Like first trust deeds at 10% plus my SSI and medicare and all my homes paid for that would be a comfortable life I think .. for me we did all our big travel over the last 25 years.. so a nice mountain cabin a little fly fishing.. some sun in the winter..

Bethany is definitely a more family friendly and relaxed atmosphere type town than a lot of the other Delaware/Maryland Beach towns.Prices in most of those towns have been exorbitantly high over the last few years, and it seems like the only way you could justify buying one as an investment is if you got a good deal and made it a really high functioning STR.
