Their is a difference between what "needs" to be done and what you want to have done.As you don't have experience yet, why don't you hire a home inspector to run through the property - the inspection report will tell you what "needs" to be done to sell the home.That becomes the basis for your discussion with the GC. i.e let's say the inspector tells you the cabinets around the kitchen sink show sign of water damage/rot and they need to be repaired - then you can discuss with your GC the costs to repair what is in place vs. replacing the kitchen cabinets with a newer more marketable kitchen.

you just have to get dirty, no other way about it. videos and manuals are great, but when you have to level a kitchen cabinet to butt up to the corner cabinet and trace the toe kick to match up, that's just experience (trial and error).i have learned a lot from the HD guys. most of them are not useful, but there are guys that know a lot. tools are great and you need them, but then you have to ask yourself if you want to spend the time to learn and do the work yourself or spend the time to find a good deal.

My mother doesn't live here and doesn't know what's going on at any given time nor does she really care all that much, seeing as I'm in charge, so this tenant insisting that unless my mother contacts her that she will not listen to things like "you need to lock the door" and "You are taking up all of the cabinet space when there are three people living here" is becoming a serious problem because my mother will not do that and doesn't have time or patience to email and call my/her tenants every time there's a small but obnoxious issue at the house.
