(Toilets are a big one)- Deteriorating paint (lead is extremely common in cities like Rochester)- Breakers, furnace filter(s), water heater(s)- Damaged/broken stepsI think it is a little ridiculous to go around and nitpick with a checklist, but we do check for issues that would cost us money down the road, or are safety issues for our tenants (and properties).

. - cashflow - 2 houses rented, overall cashflowing $1500 extra per month (2 mortgage and expenses all paid from it)- debt: 19k student loan at 6.5%, car loan 25k at 2%, 2 mortgages 108k at 3.5% and 314k at 4.5%. 15k credit card debt at...19%Basically has 15-20k cash atm and 5k coming in monthly, so could either wait, pay off all debt or buy another property.Big on Jersey City, and potentially looking at areas like Palm springs / Miami for a vacation/investment property.

@Blake Edwards  It's certainly illegal here in MA, plus there's a whole list of laws you have to follow with deposits, including disclosing the bank where the deposit is held and paying any interest earned to the tenant.I'd check CA laws, but it's unlikely that you can do what you're proposing.

I would also google "We buy houses XXX" and use the town or city you are targeting for the "XXX".
