I participated in two auctions for two separate properties nearby. 

Buyers' market and Sellers' market really apply to retail participants in the market. 

I suspect that there is some agent participation during the selling process, and maybe for an additional fee.

Comps for the sqft are just barely above 90k but they are old, beat up homes or even mobile homes.

Participant Loan however is available with Solo 401k plan.With self-directed IRA the funds are held with a custodian, you can't just write the check, you have to go through the custodian to make any investments.

An interesting exercise is to go to five or more of the top crowdfund portals and divide several of each's deal amounts by the number of investors participating in the deal.
