Additionally, I will ask them to pay $75 per horse for pet rent, so it will increase the monthly rent by $150.Please let me know if this sounds okay, and if there are any other steps we need to take for tenants with horses.

In my area a pet fee is $300 and rent is $25 a month, so you would get $600 back first year. 

Fair housing-  due your research on accepting service animals, even if you say no pets.

With all that research I developed a plan:5 steps:1 - Write your ad:  "Credit check required, landlord and professional references required, no pets, no smoking, no exceptions" - this will self-eliminate most of the weak ones.2 - The phone call: Ask open-ended questions and stay dead silent until they are done talking.

Pet fees would be added, also at $50/pet per month.
