I see no bearing or effect or how it creates equitable interest as it applies to title.

IF they are late because of financial hardship and have been a great tenant, we won't charge that late fee because it would cause the "snowball" effect and they may never recover.

Just do not let ANY PART of last months rent cross over onto the next creating a snowball effect from which the tenant can't recover.File the papers to let them know you are serious and rent has to be above all other bills.

And if you are thinking of selling, just think about how much better the bottom line will look to prospective buyers if you don't pay any heat, hot water or electric.I have looked into separating the water too, it is definitely NOT cost effective, costs way too much for the return.

If you bought right, and managed the rehab effectively, you have the potential to have little or none of your own funds into the deal.
