I would see this as a positive and an indication that if the community is safe and clean she will be a potential long term tenant.Another tenant may ask questions like, what utilities are included, what day of the month do late fees hit, how much are the late fees, do you check credit, etc.

((Shocker)) they aren't on firm financial footing and are always angling to try and pay late/partial payments. 

I would recommend either Single Family or Duplex as your first property to occupy and late convert to Investment.

Hello Sean,I'm not sure how long it's been since you last visited Sarasota, but the area has boomed lately. 

We have been doing awhile and has worked but lately has seemed that to charge people $35 to look at property have been a turn off and they dont wanna pay to just look.
