@Jonathan Klemm would be a good resource for you if you do a big rehab project, and he can give you guidance on what you have done thus far.

Then look for resources on how to be an expert at it.

There is no wrong way to go about it, you can use OPM or "other people's money" or utilize a government downpayment resource or look into FHA loans to see if you qualify.For a first step get in contact with a mortgage broker to see where you and your financials stand as far as obtaining leverage on your money. 

There can be resources that allow you to choose better options than you may think are available.

I recently started my studies through ahit.com but am also using InterNACHI as resource.

I'm hoping to find the answers I seek here after reading several articles, one of which suggested this forum as a great resource.
