That land is not usable until the building is demolished, so in its "as is" condition, it is effectively worthless as it has virtually no utlilty.

I don't know who needs to take on this task but someone needs to communicate clearly to the tenants they cannot avoid paying BUT if they leave the place in good condition they WILL get their deposit back.

Virtual wholesaling is not the easiest thing in the world to do, especially for a Newbie. 2) If they are local, stealing a deal from me would be extremely short sighted as reputation is everything in this town and that kind of behavior tends to aggravate people. 3) If you're really worried about it, have them fill out a no compete.
