I was going to purchase a place with a wood burning fireplace, and my game plan was either to convert it to gas or get rid of it completely.  

Our various costs are up due to inflation--dwelling insurance on our properties, gas prices to travel to and from properties, repairs cost, etc. 

I believe the biggest costs will be the utilities so I will definitely make sure I understand if my existing water meter size, electrical service, sewer lines and gas is adequate or if I will need to dig and upgrade which will cost big $$$.The 3 unit building I live in right now is 4500 sq feet and is a 100 year old mansion.

I found out that she had no electricity because of non payment, and gas was on but was also in the process of being disconnected.

No gas since I only am building an efficiency kitchen. 

Even if I move another 40minutes away again I would be okay with that.If I rent my house per room at $750 each room plus $850 for room with private bathroom I could make $3,100 plus the savings from gas, time and renting since rent will be cheaper than my current mortgage. 

To keep things simple, I plan to bill a fixed explicit amount based on expected use for water + gas + electric.
