The ROI on the property is encouraging but the listing is cash only. 

You haven’t provided enough information (ie. your underwriting assumptions) for anyone to provide meaningful feedback.

Water is not separately metered and is included in the rent, so I don’t think switching to non coin-operated machines is the solution... don’t want to encourage misuse of the water and how many times they run the washer.

This is helpful, although not particularly encouraging.

I learned that when have a meaningful reason, I can do just about anything.
