One potential huge downside is if you are using a HELOC on your primary residence to buy an investment property that goes absolutely sideways, you'll could lose the investment and be homeless.

You can absolutely find properties that are well within your budget with great cash flow.

Especially to the agents involved and sellers.Once you got it all down .. nahhh it is quite easy... and absolutely good money.But..
