She also has extended family on east coast who she supports … she is driving to TN, back to OH, back to CO, and I dont have all her docs and shes not returning my calls/texts.

I'm just concerned of financially over extending myself.

You indicate that you cannot lower rent further, however if your rent is too high your obvious choices are extended vacancy or lower the rent.
