What you are talking about is coming from forums or articles that aren't real life.

In regards to market to invest, the Midwest is a great market for cash flow but the quality of life can be lower compared to the coasts/warm environments (that’s coming from someone who grew up on the ocean but moved to Ohio for school and stayed for rental investing).

But it will spread out the tax over the life of the loan. 

Some people settle into a place and accept that as their lot in life.

I"m not in a place where not buying something for the next year is going to put me behind in life, but with interest rates low, inflation coming, and the shortage of houses for the near future, I feel like I'm going to miss out on stuff.
