The seller did not like this idea at all, but agreed to credit the prorated rent at closing to ensure a smooth purchase.

I am very happy for you and glad that you were able to pull it off even though you had a rough time working with the contractor.Sometimes things all work out even though the process isn't that smooth.

The first year went pretty smooth, the second year the husband lost his job several times and they had difficult paying their rent.

He acted like that would fix it and have it running smooth again. 

I am working harder than anyone else to make every transaction transparent, smooth and have top customer service!

At this point we've got 30 tenants and most of our property is free and clear including the 18 unit, things are going pretty smooth, can't complain!! 

And when plumbing and electrical work needs an inspection, it usually goes smoothly with established guys that knows the inspectors. 

When that time comes make sure you are there and everything is tested before he shows up to make sure all is right then things should go smooth. 

I am learning to systematize everything so when I do find a deal it will go smoothly.
