Obama just showed his inexperience in International politics, and now if he gets elected, there is a very good chance Iran, or someone else, will actually think they can get away with attacking Israel and the USA will do nothing.The president's main job is International politics, and Obama took his eyes off of that and looked at temporary political advantage domestically instead.Since I think we are going to have a Democratic president next, and I suspect that it is going to be Obama.

If the bank won't allow "and/or assigns" you can put it somewhere else in the verbiage of the contract and see if it gets thru...or, you can simply make up a fee agreement with the other parties involved outside of the two principle parties (buyer and seller)...most important - get it in writing!

In fact when I had a vacancy occur during the "off-season" I had the lease run until June or July 30th of the following year.Also whenever I had someone who wanted to start on the 15th I'd tell them that they were "about tied" as far as being a good prospect with someone else that wanted to start on the FIRST.

One thing someone suggested to me was look at local banks and credit unions too, they seem to be more willing to loan for investment properties.Sorry I don't have anything else to add.

After closing the borrower, having over paid for the property, would never make a mortgage payment and let their credit take the hit for the $45k they were making from the deal.Now lender's are very weary of this and it makes it hard for everyone else who does things on the up and up, like you and your friend.You will need to tell your friend how much you are making and assign the contract to him.
