Notable CapEx in the 6 years are: Replacement roof, replacement boiler for Apt 2 (converted oil to gas - the boiler we replaced was from the 1940s!)

Watching my house be built was an art as they had all the subs doing what they needed building batches of 5-6 houses like a well oiled machine.

Hi Emmanuel,As a frenchman, former oil and gas industry professional being paid in far away countries, and long time investor in Houston, Texas, I understand the challenges related to fitting in the box of US lenders.

Prepping/cutting in is the worst part and if you sand/spray the trim/doors with oil base, you have prep the finished trim again.  

I could get crazy with this one such as: switch from oil to gas, new HVAC and add central air, windows, kitchen, bath etc.  

My goal is to scale this portfolio/business to a level where it will crank along without me and become the well oiled machine I set out for 10 yrs ago.  

As for the drop in oil prices, we have not seen drop in occupancy levels nor in rents.

They're part of a well-oiled marketing machine.
