I was aware of the syndication option, but I basically am looking to hold these for very extended period of time.

Hi @Kody ChristensenThese pre-approvals can be extended - you just update your documents (paystub, bank statement, etc).  90 days is good to shoot for but you still want to make an unpressured decision & do your due diligence on any property you consider, (like getting a home inspection). 

Parents had a HELOC open on their personal residence to fund a flip and they extended it and I pay the principle and interest for the portion that I borrowed from them.

The seller has to remedy title defects but sometimes these require additional time to clear... and the settlement date is often extended by X days automatically. 

I know there's the saying of "focus on time in the market, not timing it", but is there a limit to what that quote extends to?

Yep, can't evict for nuisance, pets, or extra people living in the units until the end of the year unless it is repealed (😂) or extended (👍). 

It pays very well for people that haven't gone through extended learning.
