I personally manage the people side (collections, move-out, promote, screening, selection & move-in) and off load the physical efforts. 

What drew me to this property was not only its cheap price, but its proximity to Temple. 

Just how many responsibilities can be taken care of by a phone call, email or other means that don't require a physical presence.

I've done physical labor and 40+ hour a week jobs.

Due to the proximity of this location, I was wondering if anyone has an ideas for something else we can do.

I also found some really good young people who are understanding and love the proximity to their college and jobs.

If you are not legally entitled to possession, then you are not entitled to keep any rents you collect if you do happen to physically take possession.

You can look online, but realtors open up access you cant get online both physically and information wise.
