There's a lot of sharks out there that charge way more than what it should cost.Another strategy would be to go to areas that have much lower home cost, and good rental rates. 

I owned a property in Panama City Florida while I lived in Hawaii and the septic tank had to be pumped but the company that I used had to have someone there and they only took cash.

But maybe that is not the point.Put those babies on septics, with a community powered solar well, and a natural gas capture system on the septic tank for the gas appliances and you will be plenty green.Interesting.

Their sales people are SHARKS and will try to get you to pay a lot of money for services you DO NOT need!

You really need to fly there and drive a whole tank of gas driving through neighborhoods.

I work a lot but I truly enjoy what I do.If the market tanked tomorrow I could at least flip burgers at Wendy's and would still be way ahead on paper. 

If you look at the Stock Market with Buy and Hold Method, you lost Money since the Market tanked in January of 2022.

Among the list of things they should not flush, I also have a clause that states they cannot use those toilet tank tablets especially the Clorox ones -- they destroy the flapper and other components in the tank.     

I had this happen to me.My Rental #1 is a 3/1, 900sqft.2 adults and 2 kids... just enough space.Septic tank backed up clogged up and I was outside meeting with plumber.Same time, I had a 3rd and 4th adult ( thinking I was the plumber ) if they could go back inside the house.

Just like we saw in 2008-2010: some markets stayed flat, or reverted to modest appreciation (we still had 2-3% appreciation here during that time) while others tanked 50%.
