Water is not separately metered and is included in the rent, so I don’t think switching to non coin-operated machines is the solution... don’t want to encourage misuse of the water and how many times they run the washer.

I learned that when have a meaningful reason, I can do just about anything.

The others who have replied are correct, but I will offer some encouragement.

My father in-law has been a very big real estate investor for many years and always had encouraged me to invest.
